imara.

landlords.

and agents · managers · co‑owners

Your buildings, your tenants and your money, month by month. Agents and managers use the same pages for the buildings they are invited to run, with only what the owner lets them do.

Your month

The month at a glance.

Overview opens on what you have made this month, how much of the rent is in and who is late, then what needs you: viewing requests, open repairs and empty homes. One insight says the thing most worth doing, with a button that does it, such as reminding everyone who is late.

The landlord Overview: what was made in October so far, 82% collected, 7 late tenants, leads, repairs and vacant homes.

Your buildings

Every home on one board.

Each building has a board of its homes, one circle each, coloured by this month's rent: paid, due, overdue, on notice or empty. Open a building for its water meters (each reading with a photo of the dial), its notices, its group chat and its team.

  • Add a building in five steps: the place, blocks and floors, the homes, photos and papers, and who runs it. Save it as a draft and finish later.
  • Claim a building that tenants or an agent already put on Imara, with proof that it is yours.
  • Bring your records in from a spreadsheet.
  • Send a notice to the whole building or to the blocks you choose, and see how many have read it.
The unit board of Palm Court: eighteen homes as circles marked paid, due, overdue, on notice and vacant.
The board: who has paid, home by home.

Your tenants

Everyone who lives with you, and every conversation.

  • Add a tenant to an empty home with the rent and the lease, in three steps.
  • Each tenancy has its own page: how to reach them, the lease, what they pay, every receipt and their history in that home.
  • Messages with tenants, the unanswered ones first, and a search that finds a name, a unit, a phone number or the words of a message.
  • Viewing requests from house hunters: accept, decline or offer another time. Homes you put on offer are checked by Imara before anyone sees them.
  • Moving out, step by step: the notice, the inspection room by room, the deductions the tenant can agree with or question line by line, and the deposit paid back.

Money

What came in, what went out, what is left.

Money is the books of your buildings. Rent shows who still has to pay; a payment that arrives without a unit number waits on its own page to be matched by hand, and nothing is assumed.

  • Costs by what they were for, each with a photo of its receipt, and the ones still missing a receipt flagged.
  • A statement for each month, with the monthly rental income tax worked out and the receipts it still needs.
  • Deposits are kept apart from rent on every page, and paid back from their own page when a tenancy ends.
  • Rent cash a caretaker or an agent takes is followed until it reaches you.
The landlord Rent page: KES 225,840 still to pay this month, with the late tenants listed and KES 41,500 waiting to be matched.
Rent: who still has to pay, and money to match.

Your team

Caretakers, agents, managers and the people you hire.

  • Invite someone onto your team, choose their buildings and say exactly what they may do. A caretaker cannot change what you assign.
  • Their agreement, their pay and every payslip, and service providers with their contracts and invoices.
  • Co-owners see what you let them see, and a building can be handed to a co-owner through Imara's team.
